PUBLIC HEARING
AGENDA

-
Meeting held electronically and open to public attendance
Council Chamber, City Hall

We recognize and respect that New Westminster is on the unceded and unsurrendered land of the Halkomelem speaking peoples. We acknowledge that colonialism has made invisible their histories and connections to the land. As a City, we are learning and building relationships with the people whose lands we are on.

LIVE WEBCAST: Please note City Council Meetings, Public Hearings, Council Workshops and some Special City Council Meetings are streamed online and are accessible through the City’s website at http://www.newwestcity.ca/council

The Mayor will open the meeting and provide a land acknowledgement.

Mayor Johnstone will provide a statement regarding the bylaws under consideration, the conduct of the public hearing, and the expected conduct of all participants.

Purpose: This application proposes to retain a 1930 house at 441 Fader Street and to construct a new infill house fronting Major Street. The 1930 house would include only a principal dwelling (no secondary suite) with a density of 0.28 floor space ratio (FSR); it would be restored, legally protected through a Heritage Designation Bylaw, and listed on the City’s Heritage Register. The infill house would include both a principal dwelling and a rental secondary suite with a density of 0.39 FSR. The total proposed density is 0.67 FSR.
A strata would be established, enabling each building to be independently owned. Three compact parking spaces accessed from the rear lane would be provided, one for each unit.

Public Input received up until 5:00 p.m. on November 22 will be distributed with the Public Hearing Agenda. Later public input will be distributed on table at the Public Hearing.

Anyone who believes they are affected by the proposal will have five minutes to speak to Council. Registered speakers will be called first. If you have not registered, the Mayor will call for more speakers at the end of the registered speakers list, and you can speak to Council at that time.
