We recognize and respect that New Westminster is on the unceded and unsurrendered land of the Halkomelem speaking peoples. We acknowledge that colonialism has made invisible their histories and connections to the land. As a City, we are learning and building relationships with the people whose lands we are on.

Development Permit and Development Variance Permit applications have been submitted to allow for 147 Townhouse units to be constructed with a variance to the building separation requirements of the RT-3A zone. A total of 15 commercial retail units would be located at-grade along Mercer Street as required by the CD-64 zone. The purpose of this report is to provide information to the NWDP in regards to the overall project design and to receive comments from the panel, with special consideration of the items noted in the Design Considerations section of this report.

Rezoning and development permit applications have been received for 337 and 339 Keary Street. A total of nine side-by-side, ground-oriented residential units are proposed across two buildings, and plans indicate an overall Floor Space Ratio (FSR) of 1.0. All of the proposed units would be family-friendly, containing three-bedrooms, and stratified. The development proposes 10 off-street parking spaces in accordance with Zoning Bylaw requirements. Long-term bicycle storage would be provided for each unit, as well as six short-term bicycle spaces, as per Zoning Bylaw requirements. The purpose of this report is to provide information to the New Westminster Design Panel (NWDP) in regards to the overall project design and receive comments from the panel, with special consideration of the items noted in the Design Considerations section of this report.
  • Recommendation

    THAT the New Westminster Design Panel review the design submission and provide comments for applicant and staff consideration; and

    THAT the New Westminster Design Panel consider a motion of support or non-support for the proposed Rezoning and Development Permit applications.
